After successfully closing the buyers down leg, Daniel and Elijah were able to find the perfect deal to satisfy their clients 1031 exchange needs.  Even with a strict buying criteria and competitive market environment, they were able to pinpoint the perfect property.  The buyer was looking for a single tenant NNN investment with a long-term lease, strong/credible tenant, and strong demographics.  With these types of deals flying off the shelf due to a multitude of socioeconomic factors, Daniel and Elijah had to get creative.  To ensure their client got the deal he wanted, they strategically placed the deposit from his down leg as a deposit for his up leg, prior to closing escrow in order to lock up the deal.  By doing so, they were able to alleviate the stress of executing a tight 1031 exchange with short time frames.
